WHAT'S NEW

What's new in Direct PMS

Every feature we ship, by version and business line. Filter to the module you run.

  1. v4.3
    ReportingOwner banking + card pre-authorization

Store where to send each owner their money, and let owners securely pre-authorize a card — from their own portal — so you can bill approved expenses without chasing payment. A card on file can only ever be replaced by a new authorization of at least the same amount, never simply removed.

  2. v4.2
    ReportingExpense tracker

Post any cost to a property, a team member's personal account, or the company's central account — pick a category or write your own, and mark property costs as reimbursable by the owner or out-of-pocket. A live dashboard ranks which properties are running up cost and flags central spend to watch, while OTA booking commissions post themselves automatically against the right property.

  3. v4.1
PlatformSelf-service access for the people you serve

From any contact's profile, switch on a login for owners, tenants and staff (they set a password from a welcome email, with password-reset on hand) or send guests a one-tap magic link — which opens their trip area and stays valid until 48 hours after check-out. Everyone lands on a single portal that routes them straight to what's theirs: owner statements, lease, or stay.

  4. v4.0
    Short Term RentalsGuest cleaning fees

Set a community's cleaning-fee policy — charged once per stay, per night, or included in the rates — with an amount that pre-fills each property (adjustable by unit size). Unless it's in the rates, the fee is added to the stay cost at booking, and the total the guest pays reflects it.

  5. v3.9
    PlatformDefault commercial terms per community

Set a community's default fee scheme for each relationship — short-term (fixed / revenue share / both, revenue on booking value or net agent receipts, incl. or excl. cleaning fees), long-term (months of rent or % of rent, billed up front or ongoing) and sales — and every new property pre-fills them, reviewable and editable at onboarding.

  6. v3.8
Short Term RentalsSeasons & owner entitlements

Rank every week of the year into Super Peak / High / Mid / Low seasons per community (paint the weeks, watch the live calculator), set a default weeks-per-season entitlement, and give each short-term owner their own entitlement at onboarding — which they see, next to the season calendar, in a new Usage section of their portal.

  7. v3.7
Short Term RentalsCollect guest payments online

Connect your Stripe account from Billing and take card payments for bookings right on your booking site — funds land in your own account, bookings auto-confirm on payment, and Direct PMS takes a flat 2% (plus Stripe's fees). No card details ever touch our servers.

  8. v3.6
    PlatformSubscriptions & billing

Subscribe to your bundle from the new Billing page — secure Stripe checkout, a self-service portal for invoices, payment methods and plan changes, and a billed unit count that tracks your portfolio automatically; up to 2 units stays free forever.

  9. v3.5
    Property SalesOpen houses & showings

Publish open-house dates for any listing and they appear instantly on the community page and the listing itself — always in the property's local timezone. Buyers pre-register (with one-tap add to Google, Apple or Outlook calendar, address and map link included) or request a private showing; every request lands in your console to confirm or decline, and each visitor becomes a buyer lead in your pipeline.

  10. v3.4
    PlatformPeople CRM

The People tab is now a full CRM: everyone your brokerage touches — owners, tenants, guests, buyers, staff and tagged prospects — with roles attached automatically, search and segments, and a profile per contact showing their properties, tenancies, stays, buyer journeys and a notes timeline.

  11. v3.4
    PlatformTickets

A ticketing system for everything anyone raises — owner requests, guest complaints, internal tasks — with assignment, due dates, four criticality levels, status tracking and a comment thread per ticket; overdue and critical items surface on the tickets dashboard.

  12. v3.3
    PlatformVideos in galleries

Paste a YouTube or Google Drive link into any property, community or pool gallery and the video appears as a play-to-watch tile right alongside the photos on your booking and sales sites.

  13. v3.2
    Short Term RentalsChannels & commissions

Add the agents and channels you book through, each with a commission %, and they become booking sources alongside built-in ones (direct, walk-in, website); the channels view shows booked revenue and commission due per channel.

  14. v3.2
    ReportingBooking channel-mix report

The Stay dashboard shows the share of bookings by channel and how it has progressed over time, grouped by the month each booking was generated.

  15. v3.1
Property SalesRealtor & brokerage on record

Configure the realtor and brokerage on record — each with a name, photo/logo, address and contact details — shown on every sale listing.

  16. v3.1
    Property SalesRich sale listings

Give a listing its own MLS id, listing price, buyer-focused description and key information, and choose exactly which of the property's photos to show — on a dedicated listing page on your site.

  17. v3.1
Property SalesBuyer enquiries with realtor capture

The listing enquiry form asks whether the buyer is working with a realtor and, if so, captures the realtor's name and number.

  18. v3.0
    ReportingOwner account statement

A per-property statement shows revenue collected for the owner, management fees per service, caretaking costs, the security deposit held and card-on-file status, and the net balance due to (or from) the owner — with an owner portal to view it.

  19. v3.0
    CaretakingOwner cost approvals

Log a caretaking cost and either send it to the owner to approve (they approve from their portal, then it moves to work-in-progress and completed) or incur it and deduct from the owner's revenue.

  20. v3.0
    PlatformOwners & commercial terms

Every property is onboarded with an owner, and the commercial deal is recorded per service line — short-term (revenue account, revenue-share or flat+per-check-in, settled from deposit/card/revenue), long-term (months' rent or % + billing), caretaking (flat + reimbursement) and sales (% of sale), plus owner deposit and card-on-file.

  21. v2.9
    LeasingMove-in / move-out inspections & deposit settlement

Record move-in and move-out condition inspections with photos and keys handover; assess damages with a value per item; a final statement nets the deposit against arrears and damages, is sent to the tenant to acknowledge, and the manager records how the refund was paid (or the final payment received) to close the account.

  22. v2.9
    LeasingOne-click lease renewal with escalation

At renewal the system proposes the escalated rent and a new term end automatically; the manager can edit rent, dates and the next escalation, then confirm — applying the increase and extending the lease and its calendar block.

  23. v2.9
    LeasingExplicit rent currency + escalation

Tenant onboarding now shows the rent and deposit currency clearly and captures the escalation percentage for the next lease term.

  24. v2.8
    ReportingGuest reviews & ratings

After check-out, guests rate their stay on six parameters (booking, check-in, cleanliness, user-friendliness, comfort, location) plus written feedback; averages appear on the dashboard and a reviews list.

  25. v2.8
Short Term RentalsCheck-out & inspection scheduling

Guests can request check-out from their trip page and pick a walk-through / inspection time; managers see and confirm the slot, or check a guest out directly.

  26. v2.8
    Short Term RentalsGuest messaging

Checked-in guests can message for assistance from their trip page; a Guest messages inbox (filtered to in-house guests) lets managers reply.

  27. v2.8
    Short Term RentalsSelf check-in

Managers configure who must register (party leader / one per unit / every guest) and whether an ID document upload is required; guests complete it from their trip page.

  28. v2.8
Short Term RentalsGuest email templates & outbox

Editable booking-confirmation, check-in, welcome and review-request emails with merge fields; every generated email is recorded in an Outbox and can be resent per booking.

  29. v2.7
    PlatformNewsletter signup

Turn on a newsletter opt-in for your site where guests choose which alerts they want — short-term promotions, homes for sale, or homes for rent. Signups on a community or property page are tagged to that community or property; the org site captures the master list. Subscribers are viewable under the Website tab.

  30. v2.6
    LeasingConfigurable rental application forms

Build your own rental application forms with typed fields — text, paragraph, email, phone, number, date, dropdown, yes/no, and image or document uploads — assign a form per property or community, and review submissions (with uploaded files) in a new Applications inbox.

  31. v2.5
Short Term RentalsWebsite templates, About & Blog

Property managers can pick a destination template (beach, mountain, city, countryside, desert or classic) for their booking site, and optionally turn on an About section and a Blog they write themselves.

  32. v2.4
    PlatformPlain-language module names

Modules are now named for what they do — Leasing, Short Term Rentals, Property Sales, Caretaking and Fitouts — across the marketing site.

  33. v2.3
    ReportingFull currency conversion

A complete cross-rate table across eight currencies so a stay priced in any currency can be shown in any display currency, with the newest rate always winning.

  34. v2.3
Short Term RentalsPrices in the guest's currency

Search results and the booking breakdown now convert to the guest's chosen currency, marked as an estimate (≈) and falling back to the property's own currency when no rate exists.

  35. v2.2
Short Term RentalsSearch interstitial + priced results

Searching a stay shows a 'finding available stays' interstitial, then lists available units first with a live nightly total for each; a full price breakdown appears on the confirmation step.

  36. v2.2
Short Term RentalsGuest search & tentative booking

Guests can search dates and book from the manager, community or property page; the booking lands as a tentative hold until the manager confirms payment received.

  37. v2.1
    PlatformMulti-image gallery upload

Photo galleries for communities and properties now accept several images in a single upload.

  38. v2.1
    PlatformPhoto galleries with captions

Each community and property has a photo gallery with per-image upload, captions and a cover photo that flow through to the booking sites.

  39. v2.1
    PlatformTimezone picker

Community and property forms use a grouped IANA timezone dropdown instead of free text, defaulting to North America.

  40. v2.1
    PlatformGoogle address autocomplete

Address fields on registration, community and property forms search Google Places and auto-fill city, country and map coordinates.

  41. v2.1
PlatformNorth America defaults & richer application form

The access-application form defaults to USA/North America with proper Country, Currency and phone country-code dropdowns.

  42. v2.0
    ReportingReal Overview dashboard

The Overview is now driven by each organisation's real data with proper empty states, replacing the seeded demo numbers.

  43. v2.0
    PlatformFaster page loads

Moved the database next to the app servers and skipped the auth round-trip on public pages, cutting page latency across the site.

  44. v1.2
    Short Term RentalsStay promotions

Longer-stay, advance-booking and last-minute discounts that apply automatically to a quote.

  45. v1.1
    PlatformContact form & inbox

A working contact form on the marketing site with a super-admin inbox for incoming enquiries.

  46. v1.0
Short Term RentalsShort Term Rentals module

0% commission direct bookings, unit pools sold hotel-style with allocation at check-in, rate calendars and holds that expire themselves — plus your own six-language booking site.

  47. v1.0
    LeasingLeasing module

Rent roll with a year ledger per tenancy, arrears tracking, deposits and notices — onboarding a tenancy blocks the booking calendar automatically.

  48. v1.0
    Property SalesProperty Sales module

A seven-stage pipeline from enquiry to close, with commissions posting straight to the books the moment a deal closes.

  49. v1.0
    CaretakingCaretaking module

Work orders, inspections, fixed assets with reorder alerts and key & mail custody for the communities you run end to end.

  50. v1.0
    ReportingOne ledger & owner statements

Rent, booking payments, pool revenue splits, deposits and commissions post to a single ledger; owner statements are live views rather than exports.

  51. v1.0
    PlatformOne shared core

One registry, one people graph, one calendar and one ledger under all business lines — enter a unit or a person once, and flip a flag to route it between modules. Includes the Fitouts (fit-out & furnishing) module.
