Collect guest payments on your booking site
Optional. Turn on card payments and guests pay you directly on your own site — funds land in your Stripe account. Direct PMS charges a flat 2% per booking, on top of Stripe's standard payment-processing fees (Stripe's fees are billed by Stripe, ~2.9% + 30¢). Still a fraction of the 15–20% the OTAs take — and there's no charge on bookings you don't collect through us.

Questions people actually ask
- What does Direct PMS cost?
- Nothing for portfolios up to 2 properties, with no card and no trial clock. Above that the Short-Term Rental and Realtor bundles are 50 USD per month and Complete is 75 USD per month, and each covers your first 50 properties. From 51 to 200 a per-property fee applies to each property beyond 50 — 1 USD on a bundle, 1.50 USD on Complete. So on a bundle, 25 properties cost 50 USD a month, 75 cost 75 USD and 150 cost 150 USD. All prices are billed in USD.
- Is there a free tier?
- Yes, and it is a real one rather than a trial. Up to 2 properties under management, all five modules, your own booking and sales site, and 0% commission on direct bookings. It does not expire.
- What is included in every plan?
- The core platform, the Caretaking module and the Contracting module are included free on every plan, including the free tier. The bundles differ in which revenue lines they add — short-term stays, long-term leasing, resales — not in whether you get the underlying registry.
- Do you charge commission on bookings?
- Not on the booking — a direct booking through your own site carries 0% commission however the guest pays. If you switch on card payments so guests pay on your site, Direct PMS charges a flat 2% of the booking and Stripe charges its own processing fee (roughly 2.9% + 30¢) on top. Bookings you collect yourself cost you nothing either way. An OTA takes 15–20%.
- What happens above 50 properties?
- Between 51 and 200 properties a per-property monthly fee applies on top of the bundle price — 1 USD per property on the Short-Term Rental and Realtor bundles, 1.50 USD on Complete. Past 200, pricing is arranged directly.
