How Guesty prices
Guesty prices per listing across three tiers — only the smallest, Lite (1–3 listings), publishes a number, starting from $9 per listing per month. Pro (4–199 listings) and Enterprise (200+) are both quote-gated.
At a glance
| Direct PMS | Guesty | |
|---|---|---|
| A lease is not a listing | Tenancies, deposits and arrears live in the same registry as your nightly calendar. | Guesty is built around listings and channels — there's no lease object, so any long-term unit in the portfolio needs a different system entirely. |
| Pools split fairly, per stay | Identical units pool into one product; weekly revenue splits equally among units that were actually rentable that period. | Guesty reports revenue per listing — two identical units with different booking luck show different payouts, with no pooling to smooth it. |
| One price covers what channel management doesn't | Leasing, a sales pipeline and caretaking work orders are included, not billed per listing on top. | Guesty's per-listing pricing covers channel and reservation management — a sales pipeline or maintenance tracking is a separate purchase. |

Where Direct PMS is different
Tenancies, deposits and arrears live in the same registry as your nightly calendar.
Guesty is built around listings and channels — there's no lease object, so any long-term unit in the portfolio needs a different system entirely.
Identical units pool into one product; weekly revenue splits equally among units that were actually rentable that period.
Guesty reports revenue per listing — two identical units with different booking luck show different payouts, with no pooling to smooth it.
Leasing, a sales pipeline and caretaking work orders are included, not billed per listing on top.
Guesty's per-listing pricing covers channel and reservation management — a sales pipeline or maintenance tracking is a separate purchase.
The honest objection
"We already pay Guesty for channel management — switching feels redundant."
Channel management is one piece of what you're paying for. Guesty doesn't run a lease, a sales pipeline, or caretaking work orders — if any of your inventory is long-term, sold, or needs on-site maintenance tracked, that's already a second system today, priced per listing on top of what you're paying now.
Switching from Guesty
We map your Guesty listings, rate calendars and upcoming reservations across directly, so nothing that's already booked falls through the gap on switch-over day.
What you get that Guesty doesn't cover
Direct PMS runs every business line on one registry — you only subscribe to the modules you use.
Your own booking sites (per community and portfolio-wide) at 0% commission, rate calendars with min-stay rules, holds that expire themselves, allocation at check-in.
Off-season home watching, turnovers auto-created at checkout, linen and consumable stock with reorder alerts.
Owners sell eventually — be the one who sells it, and keep the new owner as a client.
Furnishing packages that get a home listing-ready, quoted and invoiced in the same system.
Monthly winter lets on the same calendar as summer nightly stays.
